This will depend on circumstances and if referencing and credit checks have started. However in most cases the fee is not refundable.

Pets will be considered, for properties which are deemed suitable. This is also subject to a pet deposit.

DSS will be considered for any property, although depending on the individual’s allowance, a top-up maybe required.

To be able to pass as a guarantor, firstly they will be subject to checks to ensure that they can afford to cover the rent they are guaranteeing. The guarantor is required to sign a deed of guarantor, to say that they will pay the rent if you find yourself in financial difficulties.

If you find that you have a non-emergency maintenance, please fill in a maintenance report form via the website and a member of staff will contact you regarding this. If you do not have access to the internet, please call the office.
If you find yourself with a high emergency during office hours, please call the office immediately, if this is regarding anything to do with water please turn off your stopcock before calling. You will be provided with an information pack of where your stopcock is and other helpful information when you move into the property.

Mostly our properties are not furnished, on odd occasions there may be some white goods.

After your initial 6 months tenancy, there on after you can had your months notice in on your rent date.

After you have paid your admin fees and your referencing has been processed for you ready to move in, you will need to pay your first month’s rent and an advanced payment equal to one month’s rent on the day you sign your tenancy. The full amount would need to be paid to us in cleared funds i.e. cash, before you can move in.
